Welcome to Sage Properties 518.
We’re excited to begin managing your property. This page explains everything we’ll need from you to complete the onboarding process. The more information you can provide now, the smoother your setup will be.

New Owner Onboarding

Onboarding Steps:

Step 1. Sign Agreement & Submit Onboarding Fees
Sign your property management agreement with Sage. An anticipated start date will be provided. 

Submit onboarding fees via owner portal.

Step 2. Complete Onboarding Form; Submit Available Documents

Complete the onboarding form. Unable to provide information and need more support? Speak to our team about more extensive onboarding support services. This is commonly requested by owners lacking information from previous management or recent purchases.

Step 3. Submit Compliance Documents (varies per location) - COs, ROPs, City-Required Forms

Note: we cannot begin full-scale management with a property that is out of compliance; however, we are commonly hired to manage code issues. Our team will help you navigate this process.

Step 4. Submit Proof of Insurance

Note: we cannot begin managing without fully compliant insurance on file. We are happy to speak with your agent directly to assist with this process (and highly recommend an introduction is made so we can assist with annual renewals, as well).

Step 6. Provide Access

Give us keys, codes, and tenant contact info. No access - no problem. We will create a work order to reset your access system. 

Note: we cannot begin full-scale management without access; please notify us of anticipated access issues during the onboarding process.

Step 7. Sage Conducts Walkthrough

Our team will conduct an onboarding walkthrough and generate a report. Typical time needed:

  • single family - 45 minutes

  • 2 unit - 1 hour

  • Additional unit: 15 minutes per unit (averaging around $10/unit for habitable units)

Note: utilizing advanced tenant notice and tenant intake forms, we work to keep these costs low. Walkthroughs are billed at actual time on site at a rate of $40/hour. Work orders, concerns, necessary scope of works are generated based off of this walkthrough and shared via the portal. â€‹

Step 8. Confirm Official Start Date

We’ll issue a start-date addendum and full management begins. For properties with open code or liability issues, the team will provide instruction on how our team will work with you to tackle these issues.

Additional Owner Action Steps (strongly recommended):

  • Set up Leave on for Landlord (LOFL) program with National Grid for every unit

    • Add Sage Properties 518 as your property manager contact for emergencies ​​

      • Sage Properties 518, 518-240-5151​​

    • Why it matters:

      • LOFL keeps power or gas service active when tenants move out. Without it, you risk service shutoffs, frozen pipes in winter, or delays in re-leasing. With Sage listed as your property manager, we can respond quickly in emergencies to prevent damage or extra costs.
