At Sage Properties 518, we believe property management fees should be simple, transparent, and fair. While most firms in the Capital Region charge a percentage of rent (typically 8–12%), we use a flat monthly fee that saves our clients 40–60% compared to industry standards. Tenant Placement
Sage: $1,200 or one month’s rent — whichever is less
Average Market Cost: One full month’s rent (often plus extras)

Sage: $50 flat administrative fee

Pricing for services beyond routine management—such as major renovations, project oversight, after-hours emergencies, or legal coordination—will vary and is determined on a case-by-case basis. ​

Our goal is to ensure you never pay more than you would on your own—often less—while saving you the time and stress of managing projects yourself. We take care of vendor calls, contract negotiations, and performance oversight, so you can avoid the hassle and risks that come with doing it alone.​​
