At Sage Properties 518, we believe property management fees should be simple, transparent, and fair. While most firms in the Capital Region charge a percentage of rent (typically 8–12%), we use a flat monthly fee that saves our clients 40–60% compared to industry standards. Based on Albany HUD Fair Market Rent of $1,487 for a two-bedroom, Sage clients on average save $50–$125 per unit each month compared to the 8–12% rates of our competitors.

Tenant Placement

Sage: $1,200 or one month’s rent — whichever is less
Average Market Cost: One full month’s rent (often plus extras)
Potential Savings: On a $1,487 2BR, you save $237​

Sage: $50 flat administrative fee
Average Market Cost: $100–$300

Pricing for services beyond routine management—such as major renovations, project oversight, after-hours emergencies, or legal coordination—will vary and is determined on a case-by-case basis. â€‹

Our goal is to ensure you never pay more than you would on your own—often less—while saving you the time and stress of managing projects yourself. We take care of vendor calls, contract negotiations, and performance oversight, so you can avoid the hassle and risks that come with doing it alone.​​

Capital Improvements & Larger Renovations

For full rehabs, upgrades and other capital expenditures, our affiliates and vendor partners provide end-to-end project management designed to protect your investment and maximize value.

  • Estimate Breakdown – Itemized, upfront estimates so you know exactly what to expect before work begins.

  • Tax Savings –Sage, together with our trusted vendors, honors tax exemption certificates to help clients avoid unnecessary expenses saving them on average eight cents for every dollar spent. (roughly $2,000 in savings on a $25,000 project)

  • Accounting Support – We ensure capital expenditures are tracked separately from routine repairs, keeping your financial reports clear and organized making tax prep stress free.
